AAR Aircraft Maintenance, Repair, & Overhaul Facility

AAR is currently expanding its maintenance operations at Miami International Airport with a new 64,800 SF, three-position narrow-body hangar bay and an attached two-story, 42,400 SF warehouse. This expansion is designed to enhance AAR’s operational capacity and streamline maintenance processes by integrating the new facilities with their existing infrastructure.

FSB is providing comprehensive architectural and engineering design services. The hangar bay will be constructed using a pre-engineered metal building structure with metal wall and roof panels, while the warehouse features a conventional steel frame design. Wherever feasible, utilities will be connected to the existing AAR facility to maintain consistency and efficiency.

The design of the new maintenance hangar includes ceiling-mounted foam generators as part of the fire protection system, utilizing water supplied from two existing storage tanks. Trenches within the hangar floor will be installed to provide drainage for the fire suppression systems and connected to the existing drainage network. Additional features such as utility pits for 400hz power for portable PCA units, a five-ton crane for operational requirements, and HVAC systems for heating and cooling within the warehouse will be implemented. The hangar bay itself is equipped with high-volume, low-velocity fans for heating and ventilation.

During the Pre-Design phase, FSB finalized the project program, budget, and schedule. Our team conducted site visits to verify existing conditions, and prepared preliminary code analyses. The Design and Construction Document phase is actively advancing with comprehensive plans for building engineering systems, along with specifications and code compliance documentation, being developed and refined. Each stage involves thorough reviews, quality control processes, and coordination with stakeholders and external team members.

As the project transitions into the Bidding and Negotiation phase, FSB will assist AAR by preparing necessary addenda, responding to bidder inquiries, and ensuring that all contract documentation is in place to facilitate successful construction procurement. Our team will actively support the construction process by conducting site observations, reviewing submittals, providing supplemental documentation when needed, and preparing final punch lists to ensure conformity with contract requirements. Additionally, the project is being prepared and submitted for permit, bid, and review by the Authorities Having Jurisdiction (AHJ) as a single set of documents, without fast-track delivery or multiple design packages.
