1. Pre-Design & Planning
Commissioning begins with development of the Owner’s Project Requirements (OPR) through a kickoff session that sets goals, expectations, and project scope. We tailor the commissioning plan and test procedures by reviewing anticipated operations and maintenance needs.
We also assist in developing the Basis of Design (BOD), ensuring it fulfills the OPR. Any design insights or recommendations are shared with the team for integration early in the process.
2. Design Phase
FSB conducts a comprehensive peer review of major systems — mechanical, electrical, plumbing, and more — and logs findings for review. A draft commissioning plan is created to define roles, communication protocols, and testing strategies.
A partnering session with project stakeholders finalizes the plan and establishes a unified approach before construction begins.
3. Construction Phase
We lead regular commissioning meetings, track design updates, and perform milestone-based site visits to verify installation and observe testing — such as pressure checks, duct leakage, and system startups.
An active issues log is maintained and shared, with support for resolution. When seasonal testing is not feasible, we simulate conditions through control adjustments. We also manage warranty tracking, review O&M documentation, and coordinate owner training for a smooth transition to occupancy.
4. Final Deliverables
At closeout, we deliver a comprehensive Final Commissioning Report detailing all test outcomes, training sessions, and issue resolutions.
Additionally, a Systems Concepts and Operations Manual is provided, compiling the OPR, BOD, O&M materials, key drawings, sequences, control strategies, and recommissioning guidance — especially critical for complex facilities like data centers.
5. Warranty Period Support
Throughout the 12-month warranty period, FSB performs deferred and seasonal testing and supports issue resolution to confirm long-term performance and operational stability.
